CEDAR CANYON LODGE

Owner, Anita Waggoner, of Scottsdale, Arizona, is offering this property for sale. The Lodge has been closed for business since a fire destroyed the Stables Cafe in March 2006. Due to a recent demand for rooms in the Freedom area, the lodge will once again open for business on March 1, 2008. The rooms are equipped with kitchen facilities which will allow guests to prepare meals in their room until such time as a new "cafe" is in operation. The existing beer garden area is being remodeled and when completed, lodge guests will enjoy a cheeseburger in paradise and a cold drink. The cafe will be opened as soon as construction is complete and proper licenses have been obtained. Future sales price of the property will include the expense of the cafe construction.

The lodge rooms will be open on March 1, 2008. However, we will not be offering trail rides, hunting packages, or special events, until such time as a new owner takes over.

CEDAR CANYON LODGE is located in Northwest Oklahoma at the entrance to Alabaster Caverns State Park on State Highway 50 - 15 miles north of Mooreland, Oklahoma and 6 miles South of Freedom, Oklahoma.

The 7000 square foot lodge has 6 guest rooms, a mangers quarters, laundry room and office. There is a rodeo arena, an outdoor beer garden, outdoor band stand and a hot tub located on the premises.

The lodge features pine log exterior construction. Hand hewn beams support the cathedral ceilings and the interiors are pine log and cedar. The Lodge is decorated with western antiques and furnishings.

The business is situated in NW Oklahoma 30 miles each from the communities of Woodward and Alva, Oklahoma and within minutes of the Kansas border. There are no zoning restrictions as to usage. Annual property taxes are approximately $1200. The lodge is situated on 40 acres of land adjoining Alabaster Caverns State Park property.

Alabaster Caverns State Park sits to the east of this property. The property is easy to access and lies adjacent to the State Highway 50. Alabaster Caverns State Park attracts over 75,000 visitors annually and features daily cave tours 365 days a year where visitors may enjoy viewing the largest gypsum cavern in the world. The caves are home to several colonies of bats. There are huge formations of selenite crystals and mysterious formations that appear to be dinosaur bones. A large percentage of lodge business is derived from the park visitors.

The six-unit lodge features spacious luxury rooms each which can easily accommodate 6 guests. Covered porches on the North and South side of the lodge provide comfortable areas where guests may observe the abundant wildlife, a variety of birds, canyons, and beautiful sunsets and sunrises.

The facility is serviced by electricity, public water, septic, propane, and Internet and telephone lines. Water is provided by a local company, a $125,000 septic system and lateral lines handle the sewage efficiently, and propane is available through a local source. The U.S. Postal Service, UPS and Federal Express all provide daily shipping services to the area and food and liquor vendors make weekly deliveries.

The area enjoys an excellent school system and several fine churches. Alva, Oklahoma (30 miles to the East) is the home of Northwestern University. The area is safe, clean and friendly and a great place to raise a family.

Northwestern Oklahoma is renowned for outstanding hunting and fishing and is abundant with deer, wild turkey, dove, quail, waterfowl, birds, and other wildlife. You can obtain additional information by visiting the website of "Oklahoma Department of Wildlife Conservation".

The value of living and owning a business in rural Northwestern Oklahoma is that the cost of living and overhead expenses are low, work ethic is strong and the pace of life is a little slower.
